just like the entire down payment and additional costs can be dumped into a stock market index with similar or better performance over such a long horizon... it's not an apples to apples comparison
a lot of people who cant afford a down payment invest their savings in other means, housing is the only investment that requires a huge amount to get started
some of them eventually get their own house when they accumulate enough wealth, but a lot of them will still continue to rent and focus on other investments
there are however some great benefits to having an apartment under your assets, especially being able to lock in an investment that "costs" X only with 20% of X at the moment, even though you pay a lot more in interest, being able to leverage 5:1 like that is a really powerful aspect for a generally safe investment over the long term such as housing
but of course there are downsides too, the return is generally smaller than in the stock market, there are maintenance costs, you have to really study the market and choose a good location because that is something you can not change and it greatly influences the investment
all im saying is if rent is manageable and you dont rent beyound your means, paying a relatively small amount monthly to "exist/have a roof over your head" can be justified so long as you actually do something with the rest of your money
